Who Do I Hire First?

This depends on your project. You may need a Contractor or an Architect or a Designer, or perhaps all three. But remember it’s the Contractor who is responsible to make the project turn out correctly.

Can I do what I want to do?

The short answer is: If zoning allows it and you have the money you can get whatever you want.

An experienced Contractor or an Architect can figure out if what you want to do is feasible. Exterior renovations must comply with zoning and sometimes HOA rules. And interior renovations must account for the existing structural conditions or modifications needed.

How Much will it cost?

People love throwing out “Prices per Square Foot” for construction and renovation. The problem is most of them aren’t contractors, so how would they really know? How do you know?

Even contractors are often wrong when casually throwing out prices on a complex construction or renovation project. It takes time, expertise, and a good set of plans to create an estimate that is accurate and fair to all parties.

For many years construction material and labor prices were stable but in the past two years (since late 2020) we’ve experienced many increases in material and some increases in labor. Be cautious and wise when listening to anyone’s opinion on pricing.

Well planned commercial projects tend to go faster, but again this depends on the scope of work and who is running it.
